1. Agreement

By accessing or using FlipScout ("Service"), you agree to these Terms of Service. If you do not agree, do not use the Service. FlipScout provides real estate investment intelligence software on a subscription basis.

2. Subscription & Billing

FlipScout is offered as a recurring subscription (currently $15/month after any free trial). By subscribing, you authorize us to charge your payment method on a recurring basis until you cancel.

  • Trial periods, if offered, convert to paid subscriptions unless canceled before the trial ends.
  • Fees are non-refundable except where required by law.
  • You may cancel at any time through your account billing settings; access continues through the end of the paid period.
  • We may change pricing with reasonable notice; continued use after a price change constitutes acceptance.

3. Automated Data Collection

FlipScout automatically collects and processes publicly available real estate listing data from third-party sources ("Data Scraping"). You acknowledge that:

  • Listing data may be incomplete, delayed, or inaccurate due to source availability and technical limitations.
  • We do not guarantee the accuracy, completeness, or timeliness of any scraped or aggregated data.
  • You are responsible for independently verifying all property information before making investment decisions.
  • Use of scraped data must comply with applicable laws and third-party terms of service.

4. AI Underwriting & Analysis Limitations

FlipScout uses artificial intelligence to generate property scores, profit estimates, risk assessments, and other analytical outputs ("AI Analysis"). You expressly understand and agree that:

  • AI Analysis is provided for informational purposes only and does not constitute financial, legal, tax, or investment advice.
  • AI outputs may contain errors, omissions, or biases and should not be relied upon as the sole basis for any transaction.
  • FlipScout is not a licensed real estate broker, appraiser, or financial advisor.
  • You assume all risk associated with investment decisions made using or influenced by the Service.

5. Acceptable Use

You may not reverse engineer, scrape our platform, resell access, interfere with Service operation, or use FlipScout for unlawful purposes. We may suspend or terminate accounts that violate these terms.

6. Disclaimer of Warranties

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

7. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, FLIPSCOUT AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR INVESTMENT OPPORTUNITIES ARISING FROM YOUR USE OF THE SERVICE.
